We Offer
Initial Discussion / Consultation
Your Replica consultant will discuss with you your needs and ideas and provide some initial input into getting the concept underway for you. We have an extensive library of design concepts that will assist in the process. There is no cost to you for the initial consultation, in our office.
Concept Plan
Following the initial consultation and once you are happy to proceed to the concept plan stage our architects and design consultants will prepare the initial concept plan that will include:
- Floor plan
- Sketch elevations
- An estimate of the expected cost to complete the works

Time Frame: |
Allow 15 working days from your initial discussion for the preparation of these concept drawings. Your designer will advise you when they are available. |

Our fees for concept drawings are from $1,500 (plus GST) depending on the type and scope of work and the detailing required. Following our initial consultation we are able to provide you with a quotation to complete Concept drawings for you. Concept drawing fees are payable in advance.

Drawings
After you have received the concept plan we will sit down with you again and make changes to suit your requirements. Once changes are agreed to and formal agreements are signed, the next stage is the preparation of Working drawings. This is a two step process.
1.Working Drawings - Stage One
Completed by a draftsperson, these include floor plans, site boundaries and four elevations. The detail produced is sufficient to obtain the Project Information Memorandum (PIM) for the local authority.

Allow approximately 2 - 4 weeks from signing letter of engagement. |

Our fees for completing stage one are from 2.5% of the estimated cost of building and depend on the type and scope of work. A quotation for this work can be provided once the Concept design is complete Fees for Working drawings Stage 1 are payable in advance.

2.Working Drawings - Stage Two
The drawings are then developed further to cover local authority building consent requirements. These drawings typically consist of:
- Site
& services plan
- Floor
plans
- Elevations
- Foundation
plan
- Electrical
schedule
- Roof
framing
- Cross
section & construction detail
- Door
& window schedule
- Specification
- Room
schedules
Replica will also arrange and work with other professionals such as engineers and building certifiers to complete the consent documentation. Where the services of other professionals are required these costs are additional and will be charged direct to the client.

Time Frame: |
Allow approximately 4 - 6 weeks from the time of signing off the stage one plans to completion of working drawings. Note: Stage 2 of working drawings incorporates all the detail required for the issuing of a Building Consent. These drawings are very detailed and accordingly any changes can result in considerable rework. We reserve the right to charge for changes requested by you once we have been instructed to proceed to Stage 2. |

Our fees for completing Stage 2 working drawings are from approximately 5% of the estimated cost of building, depending on the scope of work and detailing required. Fees are split into two payments, with half being payable in advance prior to Stage 2 work commencing and the balance payable upon completion of the Stage 2 working drawings.
Please note that the timeframe for all phases of design and working drawings may extend depending on input required from external consultants such as engineers, surveyors, planners and local authorities.

Consents And Planning
The processing of Building Consents, Resource Consents and the associated planning issues can be very time consuming. Time spent in coordinating and obtaining consents will be charged on an as used basis at $120.00 per hour.
Construction Management
Replica construction management is additional to the services
shown above.
Full construction management includes:
- Preparing
and copying documentation for pricing.
- Recommendations
and advice regarding contractors.
- Tendering
and / or negotiation of contracts.
- Analysing
pricing submissions.
- Preparing
and coordinating signing of contractual documents.
- Overseeing
preparation of building program and ensuring adherence to
program.
- Setting
up and chairing scheduled review meetings.
- Regular
site visits.
- On
demand site meetings.
- Contract
administration.
- Certifying
monthly progress claims.
- Documenting
and pricing variations.
- Signing
off project at practical completion.
- Overseeing
completion of maintenance works.
- Obtaining
warranty and guarantee certificates and ensuring adherence
to.
- Coordinating
landscaping and interior fit out.
- Replica
also offers full construction Management for plans and drawings
designed and produced by other designers or architects.

Kitchen, Bathroom And Interior Design
Replica offers the services of our in-house specialist designer for both renovations and new homes. As part of your Working Drawings we offer a complimentary 10 hour service for Replica designed and drawn projects. This should cover the basic layout design of all your wet areas.
Further interior design services are available on a fee basis, at a discounted hourly rate of $85.00 per hour for Replica architectural clients.
Our Indication Of Fees For:
- Management only: from 5% of GST inclusive contract value plus GST
- Interior Design only: $120.00 per hour plus GST
Additions - Alterations - New Homes
- Replica design and drawing only - new dwelling: from 7.5% of GST inclusive contract value plus GST
- Replica design and drawing only - alterations: from 10% of GST inclusive contract value plus GST
- Replica design, drawings and construction management: from 10% of GST inclusive contract value plus GST
All disbursements, colour printing, copying, binding, etc are on-charged. Travel costs may be charged, by agreement. Please note that our professional fees above are an indication only and are dependent on the scope of the project and detailing required. Fees will be negotiated and agreed following completion of concept plans and prior to commencement of working drawings Stage 1, with fees payable in advance.
Acknowledgement
& Authorisation
Prior to the work being undertaken for you, we require a simple agreement to be signed which outlines the fees negotiated with you and the services provided. This is done to ensure that both parties have a complete understanding of their obligations.
Copyright
All Replica concepts, designs, and drawings are covered by copyright and ownership remains with Replica unless written release of copyright and ownership is given.
